"FACTS ABOUT YOUR AIR CONDITIONER DRAIN" If you have an air conditioner cooling your home, you also have a condensate drain line leading out of your home somewhere (hopefully) whether you knew it or not. The drain line requires a little maintenance about once or twice per year in order to avoid the possibility of thousands of dollars in water leak repair bills. It can happen if you don't stay on top of this simple annual task. Air conditioner drain lines need to be clear. Clogged air conditioner drain lines can be costly.
Air Conditioning Units produce one natural by product, Water! The method that this water is produced is just like the water that forms on the outside of a glass with ice in it. The warmer air from your home, meets the colder surface of the evaporator coil and naturally, condensation occurs.
The water that comes from your AC Unit, runs down the sides of the coil and collects inside the condensate pan, eventually reaching the condensate drain and flowing off to the drain method your installer chose. When the condensation drain becomes gummed up or plugged, that same innocent water can back up and leak, and can literally ruin your life!
CLEAN THE DRAIN PAN WHERE ACCESSABLE
The drain pan collects water from the evaporator coil during the cooling season. This water becomes a source for algae and bacterial growth.
CLEAN THE CONDENSATE DRAIN LINES The drain lines allow for the flow of water from the drain pan. Blocked lines cause overflow as potential water damage to the equipment and surrounding areas. This can eliminate expensive water damage.
